1. How should I prepare for my inspection?
- Allowing access to all areas of your property including your: Backyard, attics, electrical panel, water heater, garage, and all rooms
- Unlocking gates, attics, rooms, and any other areas of the property.
- Confirming all utilities are switched on for system testing ie. water, electricity, gas, pilot lights
- Removing all obstructions around mechanical systems, appliances, and walking areas for a thorough and safe evaluation
- Keeping pets in a secure area to prevent interference
- Providing inspector with keys, pool instructions, or any other items needed to aid inspection
- Giving inspectors space—would you want to be monitored while doing your job?
2. How long will the inspection take, and what does it usually cover?
Our inspection process takes 2-4 hours on-site depending on property size, condition, and ancillary services.

3. What’s included in your inspection reports and review?
Our highly detailed, yet understandable inspection report includes valuable information with pictures in the standardized TX TREC Form covering:
- Condition of mechanical, electrical, plumbing, and structural elements from roof to foundation
- Identified deficiencies
- Safety concerns
- A summary of deficiencies addressed
- Images of inspected areas and property components
- Thermal imaging pictures with added service of areas applicable

6. Are your inspectors licensed/certified?
Yes, our inspectors are licensed Professional Texas real estate inspectors with certifications from esteemed organizations, including:

8. What if I can’t make it to the inspection site on the scheduled day?
If you can’t make it, don’t stress! We only recommend clients and their realtors meet the inspector on-site for the last 30 minutes of the inspection for review. If you can’t make it, the inspector can call you and provide a brief overview.
A detailed inspection report will be emailed the same day and will come with pictures. Still have questions? No problem, you can still discuss the report with your inspector.
9. How do you determine the cost of an inspection?
Fees are determined by property size, age, and ancillary services conducted by a professionally licensed inspector. Rest assured, we do our best to be fair and deliver a solid product. After all, this is a person’s most expensive asset they are buying or evaluating, so we take it seriously.

10. Do you offer any warranties or guarantees with your inspections?
We do not. Why? Because we’re confident that we hired trained, happy professionals who provide high-quality and satisfactory service, so warranties aren’t needed. When dealing with companies that offer warranties, be sure to read the fine print.
